Buying a property in New Brunswick

The main differences between buying a property in New Brunswick and the UK are;

  • Realtors (or Real Estate Agents) can show you ANY property on the open market.
  • It is fairly normal for the purchasing process to only take 3-4 weeks.
  • All Real Estate fees are paid for by the VENDOR.
  • Non residents can also own property;
    (If this is of interest, you also have the option of renting to our clientele using our website.)
  • Most listed properties can be viewed on www.mls.ca.

Where do I start?

Buying your new home.

Many families emigrating to New Brunswick may want to buy before moving or soon after landing. Once you've decided you wish to make an offer on a property, your Realtor will present a written offer to the seller. The seller can do on eof three things.

They can either;
accept,
reject or
put in a counter offer (meaning they haven't rejected your offer but wish to negotiate)

Once your offer is accepted and subject to conditions in your offer (such as selling your home, water tests, inspections, finance etc,) the property is yours upon completion.

Costs for buying a property in New Brunswick.

Depending on area and price of your new home. Land Transfer tax is based on the assessed value of the property and is 0.025% of this value. Additionally Lawyer and inspection fees will be payable (usually around $1000-1500). You may also have to pay for any property taxes (and oil) which have been paid for by the seller for periods beyond the closing date.
